| Premiums in high-risk areas can be as much as three times
higher than for those areas not at risk. You may be able to lower premiums
by fitting defences such as special plumbing valves to prevent sewage
flowing into your home. Insurance companies are also willing to give advice
on ways you can change your property to obtain cover.
It is extremely important to ensure your buildings and contents cover
is adequate. The effects of flooding can take monthsto sort out. The
insurer or loss adjuster dealing with a flood claim will appoint a specialist
drying company to assess the damage. Homes are dried slowly to reduce
the risk of dry rot - it can take up tp 3 or 4 months to dry thoroughly.
This, and any necessary redecoration, will be covered by your buildings
insurance.
But don't forget your carpets, furniture and electrical items. These
are only covered if you have contents insurance - and around 25% of
homeowners don't. Many of these people will fall prey to flooding, and
may well have to pay for thousands of punds worth of damage themselves.
Some policies don't cover water damage as a result of leaking roof.
Make sure you take up the accidental damage option to cover this - but
only if your roof is properly maintained. Your insurance company won't
pay up, even with AD cover, if your roof is poorly manitained.
If you are refused cover, the picture is bleak - you may be forced
to repay your mortgages and pay for flood repairs yourself. However,
some insurers have promised to continue to provide cover or at least
give advice on what you can do to your home to get cover. If you are
in any doubt, it is best to contact your insurance company well before
your renewal date.
If you receive prior warning of flooding you may be able
to take the following action to minimise damage to your home and belongings,
but only if it is safe to do so and you have enough time!
- Protect external doors, with sandbags if you have them
- If possible, move furniture and electrical items upstairs
- If you are unable to leave your property, fill a vacuum flask with
a hot drink and take items such as a torch, warm clothing, a battery
operated radio (tuned to the local radio station for updates) and
a mobile telephone (if you have one) upstairs, until the danger has
passed, or help arrives
- If you have time, seal any delicate items in plastic bags to protect
them form water damage
- Ensure that your insurance documentation is at hand with helpline
numbers
- Pack a small selection of dry clothes and toiletry essentials, importantly
including any medicines and emergency phone numbers
